Nick Tillema, MAI, SRA, CCIM. AI-GRS, AI-RRS
Nick has been involved in the real estate/finance industry since 1972. His education includes a Bachelor’s of Finance from Indiana University, a Masters of Business Administration from Arizona State University and a Doctorate of Jurisprudence from Indiana University – Indianapolis. His background includes leasing and management with a Chicago-based, regional, shopping center owner; mortgage banking (origination, underwriting, secondary marketing & management), title company (co-owner); property management, real estate development (residential condominiums); investment, consulting and appraising (residential, commercial, easements and diminutive damages).
His experience in teaching includes real estate broker and appraiser pre-licensing classes, continuing education seminars and real estate college classes for private schools, professional organizations, Indiana University and Butler University. He has written numerous seminars for both law and real estate professionals. He is currently the chair of both the board of directors of the Appraisal Institute Relief Foundation and the Appraiser Liability Insurance Program. He has also served on the national board of directors for the Appraisal Institute and has served on the board of directors of the Hoosier State Chapter of the Appraisal Institute, the Indiana CCIM chapter, the Indiana Association of Realtors, the Realtor Foundation, and the Metropolitan Indianapolis Board of Realtors.
As an attorney, he has both prosecuted and defended real estate appraisers. As an appraiser, he has reviewed both residential and commercial appraisals as part of a litigation team. His background and education allow him to speak intelligently on today’s appraisal issues.
As an appraiser, his experience includes appraising farms, local and regional shopping centers, conventional and HUD apartment facilities, steel mills, oil refineries, and mega-warehouses. His experience with special purpose properties includes mega-church facilities, school buildings, cemeteries, airports, the Detroit RiverWalk and an abandoned U.S. Air Force Base. Specialty appraisal assignments have included forensic appraising for litigation purposes, conservation easements, pipeline easements and properties affected by environmental contamination, construction defects and partial interests.

Jason Tillema, SRA, AI-RRS
Jason graduated from Indiana University with a degree in Entrepreneurship in 1997 and joined Tillema & Associates as a trainee to begin his appraisal career. He has concentrated primarily on residential valuations and has performed assignments ranging from simple home equity to complex residential properties and litigation assignments. The complex residential assignments have included various “trophy” homes in the Indianapolis and surrounding markets.
He understands the importance of being involved in the real estate industry. In 2004-2005, he became more active in the Appraisal Institute; earning the SRA designation in 2009 and the AI-RRS designation in 2016. One of the many benefits derived from membership in the organization is the opportunity to serve and become involved with the issues surrounding the appraisal industry.
He has served on several Appraisal Institute Hoosier State Chapter committees including serving as the Chair for a few of the committees. The most rewarding experience was serving as Secretary, Vice-President, and President (2014). On the Appraisal Institute Region level, he has served as the HSC Regional Representative in 2010-2011 and will serve in the same capacity in 2018-2019. During his time serving on the region level, he was part of the Region V Nominating Committee in 2011 and 2012.
In September of 2014 he attended the Appraisal Institute’s Instructor Leadership & Development Conference. Since the conference, he has been approved to instruct several of the Appraisal Institute courses and seminars. In addition, he has developed several seminars for the local chapter. The time spent in the classroom with his peers and time serving on the leadership team and Region has provided me a better understanding of the intricacies of a professional organization and the needs and concerns of its members.
Teaching experience extends beyond courses and seminars for the Appraisal Institute. Jason is also part owner of Education Resources, LLC. The company provides continuing education for real estate appraiser and broker licenses. He has developed several State-approved courses and instructs on a regular basis.
As a member of the local Realtor organization (MIBOR), he served as the Appraiser Representative on the Board of Directors from 2014 through 2016. Jason also served on the BLC Policy Committee, the Political Action Committee (Chair in 2010), and the Personnel Committee. He participated and graduated from MIBOR’s Real Estate Academy of Leadership (REAL) program in 2010.
